Thorough Tenant Screening Service

TENANT SCREENING

A simple online rental application process

Our tenant screening process is simple, quick, and free for prospects. Immediately after the showing, we survey each showing visitor to gather feedback and guide them through the application. Any renter can qualify themselves online with a credit check, background check, employment and income verification. We’ve made it easy and secure to upload paystubs, employment docs, and bank docs via desktop or mobile.

Our recommended qualified tenant criteria is selecting a group that all has a 650 or higher credit score and a combined 2.5x income multiplier over the monthly rent amount. Everyone over 18 must apply to the property and be on the lease. In situations when necessary, we’ll work directly with the property owner for students, international applicants, section 8 tenants, and other unique scenarios.

Importance of Fair Housing

It’s essential that the screening process be handled correctly under the guidelines of state and federal fair housing laws. Onerent will recommend the first qualified applicant group who meets the financial and credit criteria but ultimately we put the decision in your hands. You must select a tenant group on criteria only closely related to your business needs as a property owner. on financial criteria only and not on familial status, sex, or country of origin. It is important to check both Federal and local California or Seattle laws for the exact details on how to properly screen applicants. Generally speaking, it is unlawful for either a real estate professional or landlord to discriminate against a person because of the person’s race, color, religion, sex, sexual orientation, marital status, national origin, ancestry, familial status, source of income, or disability.
